Roofing Problems We See Most In Dublin

Different housing stock fails in different ways. This is what tends to go wrong on Dublin roofs.

Slipped slates on period roofs

Victorian and Edwardian roofs across Rathmines, Rathgar, Sandymount and Ranelagh often have sound slate held by nails that rusted out decades ago. Slates start slipping one or two at a time.

Chimney and flashing leaks

Older Dublin houses have big chimney stacks. Lead flashing, back gutters and soakers are the single most common leak source we are called to.

Hidden parapet and box gutters

Red-brick terraces frequently have concealed gutters behind a parapet. When they block, water backs up under the slate and straight into the ceiling.

Coastal wind damage

Howth, Sutton, Malahide, Portmarnock, Dalkey and Killiney take salt-laden wind that erodes ridge mortar and lifts flashings faster than inland roofs.

Failed extension flat roofs

Thousands of Dublin homes have a rear extension under old felt. Ponding water and poorly detailed abutments to the original wall cause most of those leaks.

Perished felt in estate housing

In 1970s–1990s estates the tiles often look fine while the felt underneath has gone brittle and torn at the eaves.
