Slipped slates on period roofs
Victorian and Edwardian roofs across Rathmines, Rathgar, Sandymount and Ranelagh often have sound slate held by nails that rusted out decades ago. Slates start slipping one or two at a time.
Roofers · Dublin
Mikey & Sons is a family-run roofing team working across Dublin city and county — repairs, new roofs, replacements, flat roofing, maintenance and roofline.
Dublin is where we are based and where most of our work is. That is not a marketing line — it is the reason we can usually get to a leak quickly, and the reason we already know what tends to go wrong on a Rathgar Victorian, a Clontarf red-brick or a Castleknock estate house before we get the ladder off the van.
You deal with Mikey directly. The person who looks at your roof and prices the job is the same person standing over the work when it is finished. There is no call centre, no commission-based salesperson and no pressure to book on the day.
Local knowledge
Different housing stock fails in different ways. This is what tends to go wrong on Dublin roofs.
Victorian and Edwardian roofs across Rathmines, Rathgar, Sandymount and Ranelagh often have sound slate held by nails that rusted out decades ago. Slates start slipping one or two at a time.
Older Dublin houses have big chimney stacks. Lead flashing, back gutters and soakers are the single most common leak source we are called to.
Red-brick terraces frequently have concealed gutters behind a parapet. When they block, water backs up under the slate and straight into the ceiling.
Howth, Sutton, Malahide, Portmarnock, Dalkey and Killiney take salt-laden wind that erodes ridge mortar and lifts flashings faster than inland roofs.
Thousands of Dublin homes have a rear extension under old felt. Ponding water and poorly detailed abutments to the original wall cause most of those leaks.
In 1970s–1990s estates the tiles often look fine while the felt underneath has gone brittle and torn at the eaves.

“Had water coming in around the chimney for months. Mikey came out the next morning, showed me photos of the flashing and had it sorted in a day. No fuss, no big bill.”
“Full re-roof on a 1930s house. The lads were on time every morning, kept the garden clean and the finish is spot on. Would have them back.”
“Three quotes and Mikey's was the only one that explained what we were actually paying for. Honest to deal with from start to finish.”
