Why we will not put a price list on this page
You will find roofing sites quoting a price per square metre for a new roof in Dublin. Treat those numbers with caution. Two houses on the same road can differ by thousands because one has three valleys, a chimney and rotten eaves timber and the other is a plain rectangle.
What we can do is show you exactly what a quote is built from, so when you compare two prices you are comparing like with like.
What drives the cost
Roughly in order of impact:
- Roof area and pitch — a steeper, bigger roof is more materials and slower, more careful work.
- Complexity — valleys, hips, dormers, chimneys and rooflights all take time and lead.
- Covering — natural slate costs considerably more than fibre cement slate or concrete tile.
- Scaffolding — access, height and whether there is a lane, a garden or a main road at the back.
- Timber repairs — you only find out about rotten rafter feet or wall plates when the covering comes off.
- Roofline — renewing fascia, soffit and gutters at the same time adds cost now but saves later.
- Waste disposal — skips and haulage for the old covering.
Where people get caught out
The most common one is a quote that excludes scaffolding, or excludes timber replacement 'if required'. That is not necessarily dishonest, but it means the number on the page is not the number you will pay. Ask for it in writing either way.
The second is choosing on price alone. A roof is one of the few things on a house where poor work stays hidden for years and then costs you a ceiling. Ask what membrane is going on, how ventilation is being handled and whether the lead is being renewed or reused.
