Then it is new breathable underlay, treated battens set to the right gauge for the covering, your chosen slate or tile, fresh lead to chimneys, valleys and abutments, and correct ventilation so the new roof does not create a condensation problem in the attic.
Dublin has a real mix of roof types and it matters. Period southside homes in Rathgar, Ranelagh and Monkstown usually want natural or fibre cement slate to keep the character of the terrace and to satisfy planning where a property is protected or in an architectural conservation area — worth checking with your local authority before you order materials. Larger detached houses in Castleknock, Foxrock and Malahide are commonly concrete or clay tile. Coastal roofs in Howth, Sutton and Killiney need particular attention to fixings and mortar work because of the wind.
