Replacing a roof and repairing one are two very different conversations, and plenty of homeowners are pushed towards the bigger job when they do not need it. Our starting point is always the honest one: if the covering has life left in it and the problem is localised, we will quote you the repair.

Where replacement genuinely is the right call, the value is in what happens once the old covering is off. That is when you find out whether the rafter feet are rotten at the eaves, whether the wall plate has gone, whether previous work was done properly. We photograph all of it and talk you through anything unexpected before we carry on.

The rebuild is new breathable membrane, treated battens, your chosen covering, new lead to chimneys and valleys, ridge and hip work, correct eaves ventilation and — where it is due — new fascia, soffit and gutters. A lot of the older roofs we replace in Rathmines, Terenure, Clontarf and Blackrock have no ventilation detail at all, which is why the attic was damp long before the ceiling stained.
