Roof Repairs in Dublin

Leaks, slipped slates, cracked tiles, chimney flashing and storm damage repaired across Dublin city and county. We find where the water is actually getting in before anyone starts pulling a roof apart.

Most Dublin roof repair calls start the same way — a damp patch on a bedroom ceiling, a stain spreading around a chimney breast, or a few slates on the driveway after a windy night. The spot you can see inside is rarely where the water is getting in. Water tracks along battens and rafters, sometimes several metres, before it shows itself.

So we look properly first. Slates and tiles, ridge, hips, valleys, chimney flashing, lead abutments, felt and gutters. You get photographs of what we found and a plain-English explanation before any work is agreed. If it is a fifty-slate job we will tell you it is a fifty-slate job — we would rather do the honest small repair and be the people you ring in five years.

Dublin housing stock makes a real difference to what goes wrong. Victorian and Edwardian roofs in Rathmines, Rathgar and Sandymount tend to have original natural slate with rusted nails, so slates slip in ones and twos long before the roof is finished. Red-brick terraces in Ranelagh and Clontarf have hidden parapet and box gutters that block and back up. Coastal roofs in Howth, Sutton, Malahide and Killiney take constant salt-laden wind, which strips mortar out of ridges and loosens flashings. The 1970s and 1980s estates in Castleknock, Dundrum and Leopardstown are typically concrete tile with felt that has gone brittle at the eaves.

Had water coming in around the chimney for months. Mikey came out the next morning, showed me photos of the flashing and had it sorted in a day. No fuss, no big bill.

Full re-roof on a 1930s house. The lads were on time every morning, kept the garden clean and the finish is spot on. Would have them back.

Three quotes and Mikey's was the only one that explained what we were actually paying for. Honest to deal with from start to finish.
