Roof Repair vs Roof Replacement: Which Do You Need?

When a repair is the right answer

If the roof is generally sound and the fault is localised, repair it and spend your money elsewhere.

• A handful of slipped or cracked slates on an otherwise healthy roof.
• One failed flashing, valley or chimney detail.
• Storm damage to a defined area.
• The underlay and battens are still in good condition.

When replacement is better value

Once the underlying system has failed, patching the surface is buying time, not fixing a roof.

• Slates slipping repeatedly right across the roof — usually nail sickness.
• Underlay perished and torn, visible at the eaves.
• Battens soft or rotten; rafter feet gone at the wall plate.
• Persistent attic damp caused by no ventilation.
• Repair costs over a few years approaching replacement cost.

The middle ground

Sometimes the honest answer is 'repair it now, plan to replace it in a few years'. That is a legitimate outcome and we say it regularly. It lets you budget properly instead of being pushed into a big spend in a panic.

How to get a straight answer

Ask for photographs of the actual problem, ask what condition the underlay and battens are in, and ask what the roofer would do in your position. Anyone who will not show you evidence is not worth the quote.
